NOTICE OF 

FORECLOSURE SALE

    TRUSTEE'S SALE OF PROPERTY located in Coeburn, Wise County, Virginia, and which tracts or parcels of land is more particularly bounded and described as follows, to-wit:

    All that certain tract or parcel of land, with all appurtenances thereunto belonging and all improvements thereon, lying and being in the Lipps Magisterial District of Wise County, Virginia, and referred to as the Arthur Kiser Tract No. 4 in the Pine Camp Section of Coeburn, Virginia, containing .333 acres, bounded on the north by Route 1123 (Frederick Road), bounded on the north and west by lands now or formerly owned by Daniel McFaddin, and bounded on the east by lands now or formerly owned by Jim Daniel, as shown on that certain GIS map which is of record in Instrument Number 200304152, page 000217, for purposes of a general description of said property; and being the remainder of the land conveyed to Walter Cochran by deed dated December 5, 1946, and of record in the Wise County Circuit Court Clerk’s Office in Deed Book 279, page 586, less a 2.84 acre tract conveyed to Daniel McFadden in Deed Book 487, page 138, and a 2.50 acre tract conveyed to C. B. Harris in Deed Book 447, page 416.

     IN EXECUTION OF A DEED OF TRUST by Fred Cochran and Linda Cochran dated December 27, 2017, of record in the Wise County Circuit Court Clerk's Office as Instrument Number 201800157, the undersigned Trustee will offer for sale at public auction at the courthouse door in the Town of Wise, Wise County, Virginia, on the 16th day of January, 2025, at 11:00 a.m., the above described property.  Reference is made to said Deed of Trust for a more particular description of said property.

     TERMS:  CASH.  Minimum of 10% bid amount will be required to be paid at the time and place of sale, balance within 30 days or upon delivery of deed.  Title will be conveyed by Special Warranty Deed upon payment of the balance of bid.  Payment of both bid deposit and balance must be made by cash, cashier's check, certified check or postal money order payable to the undersigned as Trustee.
